MOBILE/MOTOR HOMES, STORAGE, & AIRCRAFT
SECTION IX
MOBILE OR MOTOR HOMES, OPEN STORAGE, AND AIRCRAFT


A. MOBILE OR MOTOR HOMES. No mobile or motor home-other than one camper or easily maneuverable travel trailer, while not used for living or sleeping, per single-family house lot - whether with wheels attached or not - shall be permitted in this village district, except while in tran­sit (including temporary necessary brief stops) on a public highway; provided that the Village District Zoning Inspectors may by written permit allow the placing here of any otherwise prohibited mobile or motor home, while not used for living or sleeping, for up to ten (10) days in a temporary location and for a temporary purpose found by said Village District Zoning Inspectors to be neither injurious, detrimental, nor offensive to the neigh­borhood.

B. FOUNDATIONS UNDER MOBILE HOMES. No mobile or motor home shall, by reason of being put on a foundation of cinder blocks or otherwise, be considered a dwelling exempt from the provisions of this section of this ordinance.

C. OPEN STORAGE.

        1. Except as provided in subsections 2 and 3 hereof, no open storage for a period exceeding five (5) days of any man-made material - other than lobster pots, fishing nets, and their accessory buoys, ropes, and similar necessary gear - nor the parking or open storage for a period exceeding five (5) days, of any boat, mobile or motor home, bus, camper, travel trailer, conveyance, or other trailer, for use on land, water, or in the air - other than licensed passenger motor vehicles (excluding buses) and/or not more than one (1) licensed light truck (of not more than 8,100 pounds gross vehicle weight rating) per house lot -  shall be permitted in any location in this village district that is either:
                a. Any nearer the limits of any highway, in the case of a vacant lot, than the set-back from such highway required for buildings or structures other than ones of accessory use; and, in all other cases, than the lesser of (1) such set-back so required, and (2) the distance from such highway of the nearest existing dwelling or other structure on the lot on which such man-made material or other object is so stored, parked, or placed; or
                b. Any nearer the limits of any lot line, in the case of a vacant lot, than the set-back from such lot line required for buildings or structures of accessory use; and, in all other cases, than the lessor of such set-back so required and the distance from the lot line of the nearest existing dwelling or other structure on the lot on which such man-made material or other object is so stored, parked, or placed; or
                c. Offensive, injurious, or detrimental to the neighborhood, whether by reason of the particular nature of the material or other enumerated object(s) or by reason of the location thereof, in the light of circumstances peculiar to a particular location, or otherwise.

        2. The provisions hereof shall not apply to boats or boat trailers drawn up on the beach, or to lobster pots, nets, and accessory equipment on, or directly adjacent to, the beach.

        3. Notwithstanding the provisions of Section IX C 1, the Zoning Board of Adjustment may, as a Special Exception, allow the occupant of any premises in this Village District to store in the open a boat on such premises in a location otherwise prohibited by such Section and for such period of time as the Board may specify, if it is determined by the Board, after a hearing, that the boat cannot practicably be stored on such premises in a location allowed under Section IX C 1 and if it is further determined by the Board that such storage, taking into account the size of the boat and such other factors as the Board may deem relevant, shall not unreasonably interfere with the view from any residence nor otherwise be offensive, injurious or detrimental to the neighborhood.

D. SANITARY FACILITIES. No motor home, camper, trailer, R/V, travel trailer, boat or other conveyance shall be connected with water or sanitary facilities, or be occupied as a dwelling while being parked or stored in this Village District, and no waste water or sewage therefrom shall be emptied into any highway, parking lot, or wetland area in this Village District.

E. AIRCRAFT. No premises in any zone within this Village District may be used for the landing or taking flight of any aircraft or (except in case of emergency) helicopter, within 200 feet of a highway, pole line for electric or telephone wires, building, or recreation area.
